Once there is a viewing day, to book in you will need to obtain an approved ‘affordability assessment’ from Censeo, our suggested IMA (Independent Mortgage Adviser). This is to check that you can proceed with the purchase, and you just need to fill in an online form by the given date.
As these homes will be in great demand, Censeo won't be able to process affordability assessments submitted after this date and you won't be able to book your viewing or submit an Expression of Interest.
We're not a housing association but for the purposes of the online assessment please put 'Pocket' in this box, and we also not part of a scheme as such but for this box enter 'Discount full ownership'.
Depending upon the number of interested buyers, Censeo should be able to undertake your assessment in around a week.
If the affordability assessment deadline is in the past, the development may already be under allocation or reserved to buyers – check the price list for the up-to-date status.
Buying a Pocket home: Viewing Day
Once we receive your approved affordability assessment you will be able to book a viewing in My Pocket.
As we sell Pocket homes from plan, viewings may not be on the site where you’re buying but we will try to show you another Pocket development which will give you a really good idea of what you’d be getting.
Be aware that you may be entering a construction site, so wear sensible shoes and we can't allow children to come with you on the viewing for safety reasons.
Finally, make sure you've created a My Pocket account as the process of buying a Pocket home is managed online.
If the viewing date is in the past, the development may already be under allocation or reserved to buyers – check the price list for the up-to-date status.
Buying a Pocket home: EOI deadline
Expression of Interest (EOI) deadline
If you like what you see at the viewing, the next step is to select up to 10 homes as part of your Expression of Interest (EOI), in order of preference. You do this online in My Pocket and the price list, floor plans and brochure will help you when making your selections, also on www.pocketliving.com .
We don’t offer Help to Buy on all homes so be sure to check the price list when you are making your preferences if you need this assistance.
If the EOI deadline is in the past, the development may already be under allocation or reserved to buyers – check the price list for the up-to-date status.
