Pocket development in Barnet.
Woodside Park N12 is an affordable housing development in North London, giving London's middle earners the chance to live in a neighbourhood they actually want to live in.
The scheme delivered 86 homes across discount market rent and sale tenures, each priced at least 20% below local market value.
Outside, landscaped rooftop gardens offer space to grow herbs, work out or catch up with neighbours. A shared ground-level courtyard adds to the communal space available to all residents. Each Pocket home was designed to make the most of every square metre, with a fully-fitted kitchen and floor-to-ceiling windows. Secure bicycle storage is available to all residents, supporting sustainable travel across the borough.
Pocket partners with local councils to deliver affordable homes across London. At Woodside Park N12, that meant delivering both rented and sold homes, all at a minimum 20% discount to market value, and all with the same standard of finish.
By bringing homes back into productive use on previously underused land, the development directly supports Barnet's ambitions for accessible, high-quality affordable housing. Pocket residents are essential contributors to the London’s economy, and Woodside Park enables them to remain local and grow roots.
The scheme demonstrates what is possible on narrow, highly constrained brownfield land when creativity, coordination and community engagement lead the design process.
