126 new homes for Haringey from Pocket Living

Pocket Living was delighted to receive planning permission from Haringey council last week, for our most ambitious scheme to date, West Green Place N17.

 

This allows us to deliver 98 Pocket homes, which will be available to local first time buyers at a 20% discount, establishing another strong community of owner occupiers. West Green Place will also include with a new community centre for the benefit of the whole local community .

At Pocket Living, we try to be sensitive to the needs of local people, while also striving to contribute the right kind of homes that Londoners really need. Too often the voices of first time buyers aren’t fully heard at planning committees and positive development can be blocked by vocal minorities.

 

In the case of the planning meeting for West Green Place N17, a brave first time buyer who has grown up in Haringey but been priced out of the market spoke about her experiences in the area and how a Pocket home could help her. We were extremely grateful to this local city maker for giving up her time to attend the meeting and speaking about her story. Hearing the experiences of  a local first time buyer who could benefit from this development made all the difference in helping the Planning Committee to approve the new homes.

 

We have been working with HTA Design to develop designs for this site, which sees the introduction of a new public square at its entrance, opening up access to the beautiful Downhills Park.

 

West Green Place N17 will deliver our latest innovation, compact two bedroom homes, also available at a 20% discount to local buyers.  A handful of three bedroom family homes will also be available on the open market.  HTA have recently published a blog with a summary of the design thinking that went into the scheme overall.

West Green Place N17 is currently home to a nursery and community centre, and these will remain on the site in a new building, designed by Dyvik Kahlen Architects.  This emerging practice won the design competition we ran last year, inviting younger practices to submit their ideas.  Their building opens up the new public square so that visitors, residents and the wider community can enjoy this new space.

Haringey is already a thriving community that we’re very proud to be able to support by delivering an exciting new place, which incorporates 16.3% of Haringey’s annual affordable housing target for local city makers.  With planning permission underway, West Green Place N17 is on its way to being delivered but it will take a while!
